Title Construction Estimator/Project Manager

Job Information

One of Rochester’s PREMIER Builders, The Nichols Team, is looking for a Construction Estimator/Project Manager for a Direct Hire Position!

Position Summary:
Responsible for preparing quality pre construction and construction estimates including; order of magnitude estimates, conceptual budgets, design development budgets, construction bid document estimates, etc. . .
Responsible to lead the planning and execution of all construction activities necessary to execute one or more projects.

Estimating Responsibilities:
Review proposal specifications, drawings, etc. to determine scope of work and required contents of estimate.
Perform site visits to ensure accuracy of estimates.
Maintain proper documentation for each estimate including establishing and updating project estimate books.
Participate in interviews and presentations and constructability reviews as needed.

Project Management Responsibilities:
Conduct pre-submission project site inspection with estimators and subcontractors.
Assist as required in the overall development and coordination of design and construction documents, menus, estimates, specifications and bid packages through record drawings.
Review and interpret plans and specifications. Resolve unforeseen site conditions, detect unstated assumptions, contract discrepancies, and other design/construction conflict problems with all stakeholders.
Create project schedule.
Qualification, selection and contract negotiations/vendor services and materials needed.
Develop, approve and document all change orders to owner/client.
Monitor and control long term scheduling.
Initiate and lead project meetings.
Manage financial aspects of the project.
Hand off the project to the assigned Superintendent while establishing effective lines of communication in support of their efforts.
Responsible for compliance with local regulatory requirements.
Responsible for Certificate of Occupancy.
Respond to any warranty issues.
Conduct formal post project evaluation.

Title Janitorial Manager
Job Information

The Janitorial manager will ensure that Operations meet customer service directives, rigorous quality standards, and comply with our policies and procedures. This is a significant role requiring an individual with proven experience in effectively managing housekeeping operations, client relationships, budgets, work schedules, safety protocols, training, payroll, interview and termination processes, performance and disciplinary actions of employees. This individual will also be required to estimate and write proposals for new accounts.

The hours of the position will start sometime in the afternoon and go until late into the night. No exact hours have been set, but probably somewhere around 2pm or 3pm until 10pm or 11pm.

Experience: Two or more years Janitorial cleaning experience with demonstrated ability to direct and lead staff. Must have experience in office buildings and/or large commercial facilities. Floors and carpet maintenance knowledge is a plus.

Applicants should have a valid drivers license and be able to work nights, weekends, and overtime as needed. Will also be required to be On Call throughout the night and on weekends. We are looking for 3+ years of experience for this position. Duties will include plumbing repairs and maintaining plumbing systems, installing doors and windows and replacing locks and dead bolts, laying linoleum and VCT, drywall, and sanding and refinishing hardwood floors. Should also have a general knowledge or electrical currents and be able to change and rewire outlets, change light fixtures and ceiling fans, install new appliances, and repair washers and dryers. All applicants should have a courteous and cooperative attitude and work well with all peers, tenants and supervisors.
